A Building energy rating (BER) is similar to the energy label on your washing machine
with a rating from A to G.(A being the most efficient) If you are selling or letting
an existing dwelling you need to have a BER Cert. According to new legislation a BER cert
must be provided to a prospective purchaser or tenant when they first enquire about the property.
There are fines of up to €5,000 for non compliance. A Ber assessment is carried out by a
qualified professional who must be registered with SEI (Sustainable Energy Ireland)
If you are not selling, an energy assessment of your property can be a cost effective way
to reduce your energy bills. The audit will highlight areas where improvements can be
made to the energy performance of your building.
Air Pressure testing
An air test will highlight areas in the building where heat is being lost, unwanted draughts,
also known as air permeability or air infiltration.
The Procedure
Installing a fan into the doorway of the main entrance of the house (No fixing to your doorway is needed)
Seal all the vents, flues and fans
The air flow rate required to maintain an excess pressure of 50 pascals (Pa) above out door is achieved
The air permeability is this way q50, expressed in cubic meters per hour per square meter of the envelope
area, is divided by 20 to give an estimate of air charge rate at typical pressure differance under real conditiones
What causes infiltration?
Air leakage is usually caused by the wind blowing against or across a building.

Thermal Imaging
Thermal Imaging surveys, using infra-red images, can identify where heat is being lost
from buildings and heat distribution systems. It can also be used to identify faults in
other areas including electrical, mechanical and plumbing systems.
Removing unnecessary heat loss can significantly reduce energy costs.

is missing or where air is leaking in or out of your house
